Don't let Developers Steamroller our Planning Process!

The following letter has been sent by Defend Lytham regarding the Stanways Application

17th February FAO Andrew Stell Senior Planning Officer Fylde Borough Council Town Hall St Annes on Sea FY8 1LW

PLANNING APPLICATION 08/0353 - STANWAYS, PRESTON ROAD, LYTHAM

Proposed residential development of 55 apartments in 2 blocks.

Defend Lytham wishes to object to the above planning application as it is contrary to the provisions of Policy EMP2 of the Fylde Borough Local Plan, which allocates the site for commercial and business uses falling within classes B1, B2 or B8 of the Town & Country Planning (use Classes) Order 1987, as amended.

Furthermore, there is not enough evidence to suggest that the site cannot be sold for commercial development at a fair price. This land is very much in demand for expansion and commercial development - but not at the price being demanded by this developer.

Siting 55 apartments in the middle of Lidum Park Industrial Estate would cause conflict between residents and commercial vehicles, which would be using the road constantly. This would inevitably lead to complaints of noise and traffic which is a natural part of day to day operations on the industrial estate.

The architectural plans for the apartments are incongruous with the surrounding area which is on an important gateway into Lytham. In fact, they do not belong in Lytham anywhere as they are not in keeping with any local built environment.

The huge increase in vehicles this development would bring would cause problems at the Preston Road junction with Boundary Road. The last thing Lytham needs is another set of traffic lights, particularly when approaching from Preston on a 50mph stretch of carriageway.

Yours faithfully
